Sell Your Property with Confidence

Ready to sell your property? Partner with Zac Chen and our experienced team to ensure a seamless and profitable selling process. From market evaluation and professional staging to strategic marketing and negotiation, we provide comprehensive support every step of the way. 1. Make appointment

Make appointment to go through marketing plan, perform financial calculations to find out cash proceeds from sale and go through the resale timeline. In order to take photos and videos of the unit, it is recommended to tidy up the place beforehand.

2. Leave the marketing to Zac Chen

Viewings will be scheduled beforehand to avoid any inconveniences to seller. Any offers will be presented to seller.

3. Present Offer

Buyer will present Offer To Purchase with a refundable deposit should seller reject the offer, and then if seller accepts, seller will issue a signed Option To Purchase to buyer. Buyer has 14 days to exercise the Option To Purchase by transferring the non-refundable option fee to seller.

4. Sign The Forms

Sale and purchase forms will be duly signed by both buyer and seller.

5. Legal Work

Takes about two months for bank, law firm and CPF board to carry out the necessary monetary transactions and legal paperwork for the completion of the transaction.

6. Hand Over

Upon completion of sale, seller will hand over the keys to buyer.

7. Commission Fee

Estate agencies will bill the seller accordingly. If it's a co-broke between seller agent and buyer agent, seller agent will share the commission with buyer agent.

Clarifying the good faith deposit: I will explain the purpose of the deposit and how it transitions into the security deposit.

Negotiating: If you are certain about the property, I will negotiate with the landlord to possibly skip the LOI and proceed directly to the Tenancy Agreement (TA).

Handling Rental Stamp Duty

Calculating stamp duty: I will assist you in understanding and calculating the stamp duty.

Guiding the payment process: I will provide step-by-step instructions for paying the stamp duty before signing the TA.

Ensuring compliance: I will verify that the stamp duty is paid accurately and on time to avoid any legal issues.

Reviewing and Signing the Tenancy Agreement (TA)

Cross-checking terms: I will ensure all terms in the LOI match the TA and address any discrepancies.

Explaining the TA: I will walk you through the TA, clarifying key points such as responsibilities for air-conditioner servicing and utility bill payments.

Providing a template: If needed, I can offer a standard TA template and assist in customizing it to fit the agreement.

Documenting Property Condition

Creating an inventory list I will create a detailed inventory list, noting the condition of all items.

Taking photos: I will photograph all items, especially pre-existing damages, and share these with both parties.

Conducting a final inspection: Before you move in, I will conduct a thorough final inspection to ensure everything is in order.

Advising on Home Content Insurance

Checking existing insurance: I will verify if the landlord's home content insurance is in place and what it covers.

Recommending tenant insurance: I will suggest getting your own home content insurance, especially if renting an unfurnished unit.

Assisting with options: I will provide information on different insurance providers and policies.

General Tips

Budget planning: I will advise you on budgeting and sorting out finances before starting your property search.

Patience and planning: I will encourage you to take your time and not rush into a decision, ensuring you find the right unit that fits your needs.
